Frequently asked questions
How is the compliance score calculated?
The checker uses the same scoring engine as the Vantage product. Each obligation that applies to your property carries a risk weight (gas safety and licensing weigh more than lower-risk items), and your answers set each obligation's status. The score is the weighted percentage of obligations in good standing, from 0 to 100.
Which obligations does the checker cover?
It draws from the 22 obligations Vantage tracks - including Gas Safety (CP12), EICR, EPC, smoke and CO alarms, deposit protection, Right to Rent, legionella, fire safety, HMO and selective licensing, and PRS Database readiness. Only the obligations that apply to your property's nation, type and setup are scored.
Do I need to sign up to use it?
No. The checker runs entirely in your browser - no account, no email, and your answers are not sent to our servers. If you want the score tracked continuously with reminders before each deadline, that's what the product does, with a 14-day free trial.
Does it cover Scotland, Wales and Northern Ireland?
Yes. Pick your nation and the checker applies the right obligations - for example Rent Smart Wales licensing, Scottish landlord registration and interlinked alarm rules, and Northern Ireland's deposit deadlines.
Is a low score a legal problem?
A low score means one or more statutory obligations appear to be missing or expired. Individual penalties vary - a missing gas safety record can carry an unlimited fine or a £30,000 civil penalty, and unprotected deposits can cost one to three times the deposit and block possession. Treat the top priorities the checker lists as the place to start, and confirm details against GOV.UK.
