About Vantage

What is Vantage?

Vantage is an all-in-one UK lettings compliance platform that gives landlords and letting agents a single 0–100 compliance score per property, proactive reminders for every certificate and obligation, and step-by-step renewal playbooks. It automates key tasks - pulling EPC data from the national register, screening against the UK Sanctions List, serving legal documents to tenants by email, and generating PRS Database registration packs - across England, Wales, Scotland and Northern Ireland.

Who is Vantage for?

Independent landlords, portfolio landlords, letting agents and property management companies. The same full feature set is available to everyone, and the product is designed especially for the small-to-mid portfolios that other UK platforms underserve.

Which UK nations does Vantage cover?

Vantage covers England, Wales, Scotland and Northern Ireland. Each property is configured to its jurisdiction so the right legislation, deadlines and certificate requirements - including Rent Smart Wales, Scottish landlord registration and NI deposit rules - are applied automatically.

Pricing & plans

How much does Vantage cost?

Vantage costs £8.00 per month for up to 10 properties, then £0.80 per additional property per month. There are no setup fees and you can cancel any time.

Is there a free trial?

Yes. New customers get a 14-day free trial with full access to every feature, so you can add your properties and see your compliance scores before you pay anything. You won't be charged until the trial ends, and you can cancel any time during it. A demo mode is also available if you'd rather look around without creating an account.

Can I cancel any time?

Yes. There are no contracts and no setup fees. You can cancel from your billing settings at any time, and you won't be charged again after the current period ends.

Compliance questions

How often does a UK landlord need a Gas Safety Certificate (CP12)?

A Gas Safety Certificate (CP12) must be renewed every 12 months by a Gas Safe registered engineer. Failure to comply can lead to unlimited fines under HSE prosecution. Vantage starts reminding you up to 120 days ahead because peak booking windows and remedial work commonly delay renewal.

How often does an EICR need to be renewed in the UK?

An Electrical Installation Condition Report (EICR) must be renewed at least every 5 years, or sooner if the inspecting electrician recommends it. Fines reach £30,000 per property. Vantage starts EICR reminders 180 days in advance to allow time for any required remedial work and re-inspection.

When do landlords need an EPC and what minimum rating applies?

An Energy Performance Certificate (EPC) is required at the point of letting and is valid for 10 years. The current minimum rating in England and Wales is Band E; this is rising to Band C towards 2030 under MEES. Vantage tracks your renewal date and your improvement runway to Band C.

Within how many days must a tenant deposit be protected?

In England and Wales a tenancy deposit must be protected with an approved scheme within 30 days of receipt, with prescribed information served to the tenant. Scotland uses 30 working days and Northern Ireland uses 28 days. Failure can cost 1–3× the deposit. Vantage sets an early reminder so you never miss the deadline.

What is the Renters' Rights Act 2025?

The Renters' Rights Act 2025 is the largest reform of the English private rented sector in decades. It abolishes Section 21 'no-fault' evictions, converts assured shorthold tenancies to rolling periodic tenancies, caps rent in advance, bans bidding wars, and gives tenants the right to request a pet. The official information sheet for existing written tenancies was due by 31 May 2026 and is no longer a standing duty. Vantage tracks the requirements that still apply.

Which form is a Section 8 notice, and what replaced Form 6A?

A Section 8 notice seeking possession under the Housing Act 1988 must be served by private landlords in England on the prescribed Form 3A. Since Section 21 was abolished for the private rented sector on 1 May 2026, the old Section 21 Form 6A can no longer be used to recover a privately rented property (Form 6A and Form 3 now apply only to social housing). Landlords increase rent on an assured periodic tenancy using the section 13 notice, Form 4A.

What is the penalty for failing a Right to Rent check?

Right to Rent civil penalties under the Immigration Act 2014 increased on 13 February 2024. A first breach is up to £5,000 per lodger and £10,000 per occupier; a repeat breach within three years is up to £10,000 per lodger and £20,000 per occupier. Knowingly renting to someone without the right to rent is a criminal offence carrying up to five years' imprisonment.

Features & automation

Does Vantage automatically look up EPC data?

Yes. When you add a property, Vantage automatically searches the GOV.UK EPC Register by postcode and address, fetching the current energy rating, certificate expiry date and improvement recommendations - and creates a compliance record. No manual data entry needed.

How does Vantage handle AML and sanctions screening?

Vantage downloads the UK Sanctions List daily from GOV.UK and screens tenants, landlords and guarantors using fuzzy name matching that follows OFSI guidance. Each check generates a timestamped audit record. Sanctions screening has been mandatory for letting agents since 14 May 2025.

Can Vantage serve safety certificates to tenants?

Yes. Vantage emails the gas safety certificate or EICR to the tenant with the PDF attached, and records each delivery with recipient details for the audit trail. The How to Rent guide was withdrawn on 1 May 2026 and is no longer served.

Is the PRS Database open yet?

No. There is no live registration service. The government says the Private Rented Sector Database will roll out region by region from late 2026, with no single national date. Vantage explains the rules at /prs-database and can pre-fill a registration data pack from your existing property and certificate records so you can file when your area opens.

Stop struggling with lettings compliance.

Vantage gives every property a 0–100 compliance score, recommends and guides actions by priority, and reminds you before each obligation is due. Start with a 14-day free trial, then just £0.80 per property per month.
