Vantage covers England, Wales, Scotland and Northern Ireland. Each property is configured to its jurisdiction so the right legislation, deadlines and certificate requirements (including Rent Smart Wales, Scottish landlord registration, NI deposit rules and English HMO/selective licensing) are applied automatically.

A Gas Safety Certificate (CP12) must be renewed every 12 months by a Gas Safe registered engineer. Failure to comply can lead to unlimited fines under HSE prosecution or up to a £30,000 civil penalty. Vantage starts reminding you up to 120 days ahead because peak booking windows and remedial work commonly delay renewal.

An Electrical Installation Condition Report (EICR) must be renewed at least every 5 years, or sooner if the inspecting electrician recommends it. Fines reach £30,000 per property under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. Vantage starts EICR reminders 180 days in advance to allow time for any required remedial work and re-inspection.

An Energy Performance Certificate (EPC) is required at the point of letting and is valid for 10 years. The current minimum rating in England and Wales is Band E; this rises to Band C from 1 October 2030 under MEES, with fines up to £30,000. Vantage tracks your renewal date and your improvement runway to Band C.

In England and Wales a tenancy deposit must be protected with an approved scheme within 30 days of receipt, with prescribed information served to the tenant. Scotland uses 30 working days and Northern Ireland uses 28 days. Failure to protect can cost 1–3× the deposit and blocks possession. Vantage sets a 14-day reminder so you never miss the deadline.

The Renters' Rights Act 2025 is the largest reform of the English private rented sector in decades. From 1 May 2026 it abolishes Section 21 'no-fault' evictions, converts all assured shorthold tenancies to rolling periodic tenancies, caps rent in advance at one month, bans bidding wars, gives tenants the right to request a pet, and requires landlords to serve a new tenant info sheet to all existing tenants by 31 May 2026. Vantage tracks every requirement and provides the workflows to action them.

Yes. When you add a property, Vantage automatically searches the GOV.UK EPC Register by postcode and address. It fetches the current energy rating, certificate expiry date, and improvement recommendations — and creates a compliance record. It also analyses whether the property meets the current Band E minimum and the upcoming Band C requirement from October 2030. No manual data entry needed.

Vantage downloads the UK Sanctions List daily from GOV.UK and screens tenants, landlords, and guarantors using fuzzy name matching that follows OFSI guidance. Each check generates a timestamped audit record with confidence levels. If a potential match is found, Vantage flags it for review and provides OFSI reporting guidance. This has been mandatory for letting agents since 14 May 2025.

Yes. Vantage serves the official PDF as an email attachment directly to the tenant — a legally valid method under the Deregulation Act 2015 and Renters' Rights Act 2025. Each delivery is timestamped with recipient details and document version for your audit trail. Vantage monitors GOV.UK daily for new document versions and syncs automatically.

The PRS Database (Property Portal) is a mandatory registration launching in late 2026 under the Renters' Rights Act 2025. Vantage pre-fills all required registration fields from your existing property and compliance data, bundles your Gas Safety, EICR, and EPC certificates, calculates a readiness score, and identifies any missing information — so when the portal opens, you can register in minutes rather than hours.
