It automates key compliance tasks — pulling EPC data from the national register, screening against the UK Sanctions List, serving legal documents to tenants by email, and generating PRS Database registration packs. It tracks 24 requirements across England, Wales, Scotland and Northern Ireland and is built for the Renters' Rights Act 2025.
New customers start with a 5-day free trial. After that, Vantage costs £8 per month for up to 10 properties, then £0.80 per additional property per month. The same pricing applies to all customers. There are no setup fees and you can cancel any time.
Vantage covers England, Wales, Scotland and Northern Ireland. Each property is configured to its jurisdiction so the right legislation, deadlines and certificate requirements (including Rent Smart Wales, Scottish landlord registration, NI deposit rules and English HMO/selective licensing) are applied automatically.
A Gas Safety Certificate (CP12) must be renewed every 12 months by a Gas Safe registered engineer. Failure to comply can lead to unlimited fines under HSE prosecution or up to a £30,000 civil penalty. Vantage starts reminding you up to 120 days ahead because peak booking windows and remedial work commonly delay renewal.
An Electrical Installation Condition Report (EICR) must be renewed at least every 5 years, or sooner if the inspecting electrician recommends it. Fines reach £30,000 per property under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. Vantage starts EICR reminders 180 days in advance to allow time for any required remedial work and re-inspection.
An Energy Performance Certificate (EPC) is required at the point of letting and is valid for 10 years. The current minimum rating in England and Wales is Band E; this rises to Band C from 1 October 2030 under MEES, with fines up to £30,000. Vantage tracks your renewal date and your improvement runway to Band C.
In England and Wales a tenancy deposit must be protected with an approved scheme within 30 days of receipt, with prescribed information served to the tenant. Scotland uses 30 working days and Northern Ireland uses 28 days. Failure to protect can cost 1–3× the deposit and blocks possession. Vantage sets a 14-day reminder so you never miss the deadline.
The Renters' Rights Act 2025 is the largest reform of the English private rented sector in decades. Vantage downloads the UK Sanctions List daily from GOV.UK and screens tenants, landlords, and guarantors using fuzzy name matching that follows OFSI guidance. Each check generates a timestamped audit record with confidence levels. If a potential match is found, Vantage flags it for review and provides OFSI reporting guidance. This has been mandatory for letting agents since 14 May 2025.
Yes. Vantage serves the official PDF as an email attachment directly to the tenant — a legally valid method under the Deregulation Act 2015 and Renters' Rights Act 2025.
