Frequently asked questions
How often does a Gas Safety Certificate (CP12) need renewing?
Every 12 months, by a Gas Safe registered engineer. You can renew in the final 2 months before expiry and keep the original expiry date (the 'MOT-style' rule), which is why booking early costs nothing. Failure to hold a valid record risks unlimited fines under HSE prosecution or a civil penalty up to £30,000.
How long is an EICR valid?
An Electrical Installation Condition Report is valid for up to 5 years, or less if the inspecting electrician specifies an earlier re-test date. If the report is unsatisfactory (C1/C2 codes), remedial work must be completed within 28 days and written confirmation supplied to the local authority on request.
How long is an EPC valid and when must I renew it?
An EPC lasts 10 years. You need a valid one whenever the property is marketed or a new tenancy is granted. With the MEES minimum rising to Band C from 1 October 2030 in England and Wales, a renewal close to 2030 may also require efficiency improvements - which is why the calculator recommends a 180-day booking window.
Why book so far before expiry?
The booking windows here mirror the reminder lead times Vantage uses in the product: 120 days for gas and 180 days for EICR and EPC. They cover the realistic worst case - engineer availability in peak season, defects that need remedial work, and a re-inspection visit - so a failed first inspection doesn't turn into an expired certificate.
Do these rules apply outside England?
Gas safety rules apply UK-wide. Electrical check requirements and alarm standards differ in Scotland (where EICRs have long been required with interlinked alarms) and Northern Ireland. EPCs are required across the UK but the MEES Band C timetable applies to England and Wales. Vantage applies each nation's rules automatically when you add a property.
